Deck & Fence Staining: prep first, paint second
Stain is a penetrating finish, which means the surface has to be open enough to take it. Applying stain over a failed coat or over mill glaze on new lumber leaves it sitting on top, where it peels within a season regardless of what the can promised.

How often should a deck be stained in Tennessee?
Every two to three years for a semi-transparent stain, longer for a solid stain, and sooner on a deck in full sun. Middle Tennessee summers are hard on wood: UV grays it and humidity feeds mildew. The test is a few drops of water — if they soak in rather than bead, the wood is ready for stain.
Can a gray, weathered deck be brought back?
Usually, yes. A wood cleaner lifts the gray and the mildew, a brightener restores the color and neutralizes the cleaner, and once dry the wood takes stain like new. Boards that are soft, split or rotten are replaced first. A deck that has gone twenty years without attention may be past this, but most are not.
